    Coastal Reserve — the sales gallery that remembers who walked in

    Brief

    The developer's sales gallery for a flagship master development needed a tool that did three things at once. Communicate the scale of the development at a glance. Let prospective buyers explore it without a sales agent reading them the brochure. And capture interest in a way that survived the visit.

    They had a beautiful model in the centre of the gallery. What they didn't have was a way for the model to remember who had looked at it.

    The brief was to replace, or supplement, the model with an interactive table that visitors could use independently, that gave the sales team real-time visibility into engagement, and that carried interest through to follow-up via a companion app on the visitor's phone.

    Approach

    Three surfaces, one experience.

    The 65-inch touch table at the centre of the gallery is the anchor. Visitors browse the master plan, tap a tower to see it expanded, scroll through floors, tap units to see plans, views, and pricing.

    Behind the visitor, a large wall screen mirrors the selection at scale. When they tap a unit, the wall shows the view from that exact unit's window, rendered live in Unreal Engine 5 from the developer's master 3D model. As they explore, they can save favourites by tapping a "save" icon, which generates a QR code on the table.

    Scanning the QR on their phone opens a companion web app with their saved favourites already loaded, their session synced, and a sales agent's contact details. They leave the gallery with their interest already captured.

    The sales team's dashboard is the third surface. Real-time view of who is looking at what, which units are trending across multiple visitors, what saved favourites convert to actual viewings or contracts. It changed how the team prioritised follow-up.

    What was built

    • 65-inch 4K touch table — interactive master plan, tower drill-down, unit detail with floorplan, view, and pricing
    • Wall screen mirror — live-rendered views from selected units, driven by Unreal Engine 5
    • Companion progressive web app — visitors get their session on their phone via QR sync
    • Sales agent dashboard — real-time visitor activity, trending units, conversion tracking
    • Inventory sync with the developer's CRM — pricing and availability live, no stale data
    • Four-language support (Arabic, English, Russian, Mandarin) with automatic detection from the visitor's phone locale

    Outcomes

    • Average time at the table per visitor: 7 minutes
    • Companion app activation rate (visitors who scanned the QR): 68%
    • Saved-unit-to-viewing conversion: 41%, up from a previous 19% on static collateral
    • Sales agent follow-up speed: average 14 minutes from visit end to first contact (down from approximately 2 days previously)

    Tech stack

    • Touch table: 65" Iiyama industrial display, Intel NUC with NVIDIA RTX A4000
    • React + Three.js front-end for the master plan rendering
    • Unreal Engine 5 for the live view-from-unit renders, communicating with the table over a local WebSocket bridge
    • Companion app: React PWA, deployed to Vercel
    • Sales dashboard: React with Recharts
    • Backend: Node.js / Express, Postgres
    • CRM sync via webhook from the developer's Salesforce instance

    Closing

    Coastal Reserve was the project that defined our real-estate-and-sales-gallery practice. The pattern — anchor table, immersive mirror, companion app, agent dashboard — has been adapted for two further GCC developments since.

    Status: Live since Q1 2025. Two additional master developments in design.
